Unless you’re an accountant we don’t recommend answering that. However, knowing a little about the $7,500 First-Time Home Buyer Tax Credit and being able to point your clients in the right direction for more information is good practice. Risk Reduction 101: Be the source of the source.
The National Association of Home Builders has set up a federal housing tax credit website with lots of information – including the ever-valuable Frequently Asked Questions section. The site says that home buyers may be eligible for the credit if they have purchased a home on or after April 9, 2008 and before July 1, 2009. If this sounds like any of your clients, it might be a good message to forward on.

Check it out! (page 15) We were interviewed for the company profile section of August’s Residential Executive Magazine. You might have noticed REM looks like Broker Agent Magazine on steroids. That’s partly due to the fact that Mandy Purcell, long-time editor of Phoenix’s Broker Agent, started a new publishing company – MP Magazines. MP Magazines is currently responsible for publishing Commercial Executive, Residential Executive and we hear there will be a mortgage mag before she’s done. The best part of the new magazine…THEY ARE ONLINE! We think her web designer did a good job with the cool preview feature.

By the end of 2008, Supra eKey software will be available for the BlackBerry Pearl, BlackBerry Curve, and BlackBerry 8800 series smartphones. BlackBerry devotees will soon join thousands of real estate professionals already enjoying the timesaving benefits of eKey service on their Palm and Windows Mobile smartphones.
We double checked with the local Supra office and they confirmed BlackBerry’s should double as lockbox keys by the end of the year.

In this day and age just about everyone uses email, even my mother emails me now and it’s getting more and more difficult to organize. I use Outlook since it sync’s with my phones and it’s a nice email client that keeps on getting better.
I just found another way to easily search Outlook and thought that I would write a blog for others that may not know about it; it’s an Outlook plug-in called Xobni and could be the answer to trying to find anything you want in Outlook. I feel that the most useful feature is the way this plug-in brings up all the attachments that a contact has sent you every time you highlight an email from that contact. The other day I was trying to find an attachment that I’d forgotten to save to a folder and it took me awhile, not anymore. No more having to view each email to find the attachment that I’m looking for, or having to place everyone in folders to keep things organized. I’ve just started to use this Xobni so there are many things that I am still figuring out, but so far I’m impressed….so impressed that I’m blogging about it. Xonbi also integrates with LinkedIn which really caught my eye, if the email is from someone that uses LinkedIn it will let you know that they have a profile as long as that is the email they use in LinkedIn.
The program is a beta, but it’s free and works….so far. The only issue that I had is that it locked up trying to index all of my email, but it continued after restarting Outlook. If you IMAP your email accounts it takes awhile to index, but it’s worth the wait. I don’t think that you will be disappointed if you try this out, especially since it’s free. I’d recommend watching the video prior to installing, the video gives a nice overview of how the program works inside Outlook.

Rich Dvorak, from the John Hall & Associates Scottsdale Office shared this quote with us at the Scottsdale Area Association of REALTORS® MLS committee meeting earlier this week. It was a perfect comment, and one he told us he’s been sharing with others around the valley.
It seems that his quote is now becoming the new FlexMLS call to action about the valley. Yes, there were some start up issues. Yes, there are some problems. Yes, we are already crafting a list of enhancements to request.
At the same time, we are all finding new ways to work. FlexMLS is a powerful tool, and has capabilities that many agents are just beginning to discover. Some features we find by trial and error, and others by talking to the help line, attending training, and by networking with our peers.
Mastering the system will take some time, but it is up to us. As Rich says so well, “If you learn it, you will love it”.
