
So, I heard a rumor that some agents think John Hall & Associates does not encourage teams. Not true. I’m not sure how or where this got misstated, but I’d like to set the record straight. Of course we encourage teams. We have several very successful teams that have built their careers with us. Maybe the lines got crossed because we don’t build them for you? I’m not sure. Anyway, I asked Marge Lindsay (VP) what she thought about teams in real estate. Here is what she had to say…
Does a team concept work in today’s market? My response would be a resounding YES. Notice how many successful teams are thriving in what is referred to as a “bad” market, or a “declining” market, or even a “depressed” market.
If you have the right structure, the correct personalities, good education and training it could be wonderful for you too.
You certainly need a leader, but you can all support one another; encourage each other; trade preferences and provide incredible service to your clients as a result of this. When I say trade preferences, you may be better at the listing side of the business while another prefers working with buyers. You may not like open houses, but another team member does. You love geographic farming while another doesn’t. Collectively you can make a “whole” – again with superior service to your clients.

Nothing that happens in Vegas stays in Vegas. Unfortunately I’ve learned this the hard way (3 times). However, this last weekend, unlike most Vegas trips, had good stuff come out of it. The RE Blog World Expo 2008 was held at the Las Vegas Convention Center 9/19 – 9/21. Here is my report of some of the golden nuggets that I learned and some of the changes you may see around PhoenixRealEstateBrokerage.com and JohnHall.com.
Day 1 – RE Blog World
→ Good buttons to have on the top of your blog/website: “Search for Homes”, “Find the Value of Your Home”, and “Receive Weekly ‘Best Buys’”
→ Use photos. Label photos. It helps create a sense of place and google likes photos (with alt tags).
→ Organic traffic from search engines is the most valuable kind.
→ Companies should set up a YouTube channel, LinkedIn account, Twitter account, etc.
→ Eyejot.com is the reason I am high-jacking my wife’s webcam.

Where have all the independents gone?!

We got an excellent email last week from Tom Ruff with The Information Market. It’s a quick read - packed full of local market information.

Subject: August Foreclosure Numbers
Well, we finally have some good news….college football season is here, more time in the sports section and less time in the money section would probably be a good thing about now. The market always seems to overreact. When we thought prices should have flattened in September of 05, they continued to rise through the middle of 2006, now we’re approaching the other end of that equation, the market correction. The news for August was bad, and for the doomsayers who believe the Mayan calendar ending December 2012 was done to predict the bottom of our housing market, August numbers just add more fuel to the fire.
We liked the title of that post so much, we used it again! And it’s true, we are excited to announce that all John Hall & Associates’ listings now show up on TribuneHomeFinder.com.
This newly-released metro Phoenix home search site, gets a lot of its traffic from their partner websites: EastValleyTribune.com, Ahwatukee.com, and YourWestValley.com. But, as you may know, the Tribune has many local papers around the valley and has been working with them all to increase the traffic to their new site.
Like all companies that John Hall & Associates partners with, there is no extra fees or maintenance for the added online exposure.

Active Listings: 51,807 (down over a thousand from last month)
Closed Sales: 5,800 (down 150 from last month)
August is going to mark the third month in a row there has been year over year increased sales. In fact, August had 33% more sales in ’08 than in ’07. That’s the good news. The bad news? Prices are still adjusting with the average falling $12,000 from the previous month and median down $5,000. When compared to the same month last year, there has been a 30% reduction in average price ($106,000) and a 25% reduction in median price ($60,000).
Some more statistics…
The market below $350,000 is still functioning much closer to normal than the market above $350,000, with a 7.1 month supply of inventory. (36,306 listings/5,057 closings)
Current listings that are vacant is running about 54% – with the initial numbers from flexmls showing 76% of the August sales being vacant homes.
