Buyer Acquire and ARMLS give you a new tool for $FREE.99

Instead of the 17th episode of flexmls feature friday we’re announcing the 1st non-flexmls feature friday.  No need to worry it’s for good reason.  With good reason comes a bad title – amazing ARMLS announcement.

I can’t remember where I first heard the term freemium, but it applies here.  To me freemium is the mutation of a free product with a non-free or premium product.  You get to use something for free with the hopes you’ll be so happy with it (or you’ll get so accustom to using it) that you’ll want additional features.  Additional features = the premium plan = monthly or yearly subscription fee.  It’s a brilliant business model that has spread like wild fire on the web.  Personally, I’ve happily signed up for 2 or 3 premium products that resulted from using free stuff.

Back to the A³, Buyer Acquire has just rolled out a freemium product to all ARMLS subscribers.  The free part of the service provides you with a telephone number you can call to receive partial information for any active listing.  I can see this being extremely handy if you have buyers in your car playing the Price is Right for listings you pass by that are not designated stops on tour.  In order to access the partial listing information by telephone – you need to…

Judy Lowe – Welcome to the helm of the AZ Department of Real Estate

Judy LoweIt’s official!  Judy Lowe is Arizona’s newest real estate commissioner.  With the new commissioner comes a new title.  According to the press release on the Department’s website her position is now the Director of the Arizona Department of Real Estate.  So it appears the correct announcement would be Judy Lowe is Arizona’s newest Director of Real Estate!

Whatever Governor Brewer calls the position, the industry is excited that one of their own is at the helm.  Director Lowe is the past president/owner of Realty Executives Southern Arizona and the past owner of Coldwell Banker Success Realty Arizona.  The Department’s press release mentions she brings experience from commercial, residential, land, new home sales and relocation, and corporate services.  All areas that I’m sure will need her attention as the Director of Real Estate.

Expert Panel - Scottsdale Real Estate

You want to go?  Eagle University and First American Title Insurance Company are hosting Bill Gray and said panel of experts to discuss today’s real estate environment.

Jim Sexton is the broker/owner of John Hall & Associates – a Phoenix based real estate brokerage that specializes in being awesome.  (not braggin’ – just sayin’)

Amy Swaney, CMB with Peoples Mortgage has been highlighted here on our blog, and recently spoke in Prescott at AAR’s Winter Conference.

Tom Adams is a retired-expert that spent many years with the Arizona Department of Real Estate.

Jim Nelson is there to make sure everyone speaks the whole truth and nothing but the truth.  He works as legal counsel with First American Title.

The man with the job of keeping everyone on track is Bill Gray.  If you’ve been in real estate in the Valley for at least 1 license renewal, chances are you’ve had classes with Mr. Gray.  He is the past owner of the Arizona School of Real Estate and Business.

This class is a 3 hour CE credit course that costs $15 to attend.  It starts at 8:30 in the AM and will be held at the Chaparral Suites.  For more information on how to RSVP – check out this handy flyer.

Final Word on NAR Midyear – The Marge Lindsay Report

I shared with many of you that Jim and I are FPC’s (Federal Political Coordinators) for NAR and AAR. While in Washington D.C. this past week we met with several Arizona politicians who, we hope, will be able to assist us in bringing about a change in the way our state, and our industry, have been affected by the REO’s and Short Sales.

Many might say we did a lot of lender “bashing” and complaining about how things are actually happening. Our belief is that what many of the lenders say is happening versus what they are actually doing is quite different. We believe Congress needs to know what we, and our clients, are experiencing.

We have no way of knowing what will happen, but we do know they have heard “the rest of the story”.

Another issue we discussed with them pertains to providing energy efficient buildings or homes. There are talks about possibly offering incentives or tax credits for buildings or homes that meet specified criteria. While we understand that an energy efficient building or house can help our communities, we wanted to voice our concerns. We told them we would oppose energy labeling requirements that might be imposed at the time of sale. If we are not careful we could end up stigmatizing homes that do not meet some of the requirements necessary to receive proposed incentives or possible tax benefits.

Mortgage interest deductions were another major concern. Though there are no proposed changes yet, it has been suggested that perhaps one way to offset costs for health insurance is to change the way we look at and handle mortgage interest deductions. We advised that NAR would oppose any changes to the current law. We believe that the mortgage interest deduction is a remarkably effective tool that facilitates homeownership and community stability.

With reference to the $8,000 Homebuyer Tax Credit we thanked them for making this available. We also asked that Congress extend the timeframe through 2010. It is currently going to expire on November 30, 2009. We also suggested that the tax credit should be opened to all homebuyers at all income levels to stimulate the economy.

Many of my colleagues think the time spent at our midyear meetings is a waste of my time and money. I just can’t agree. As I sit here typing this to share with you, I find myself excited again with the experiences from this past week. It didn’t change anything that day. It may not change anything at all – BUT I care enough to try. Jim and I want to do what we can to at least have our voices heard.

I literally thank God every day that we live in a country that permits freedom of speech. I am thankful that I am able to at least share my thoughts and my beliefs. I fully understand that I will sometimes win, and other times lose, but we are a great country. We will come out of these trying times and ultimately be even better.

I also appreciate being a part of local, state and national associations who spend our dues dollars to help us and our clients. I admire the thousands of REALTOR® volunteers who also care enough to get involved in the committees and efforts needed to bring about change.

flexmls feature Can you believe another week has gone by!?  I’m not sure all the dust has settled from last weeks Flexmls Feature Friday.  That’s okay by me – keep the questions coming.  It’s what has led to this weeks F³.  Here’s the story (don’t mind the subtle marketing)…

Cheryl Watson, long-time Valley agent who just transferred to John Hall & Associates, decided to take advantage of the most knowledgeable brokers in the Valley four hours after her paperwork was finalized. She called up with 3 questions; about our intranet, her website, and market statistics.  All normal questions I like to answer.  The first two – standard operating procedures.  Then the curve ball.  She was looking for condo statistics for a specific zip code.  As of late the Cromford Report has been the go-to for all my statistics.  I walked her through getting signed up for the free trial version only to find his reports are primarily focused on Single Family Residences and/or the entire market.  We couldn’t find condo stats broken down by zip code.  Stumped.  Other than running the numbers and building the charts herself, I thought she was out of luck.

About a half hour went by before I got an educational phone call from Bryan Jones with the Talon Group.   He told me he too had a conversation with Cheryl and he was able to find what she was looking for.  His answer has led to this weeks f-cubed.

Washington DC 2009 – The Jim Sexton Report


NAR Midyear 2009MLS Committee-
There was discussion regarding whether Google is scraping web sites thereby violating IDX rules. This is an issue from Indianapolis, which is very controversial. I think it’s a well intentioned-poorly worded and interpreted rule that will be changed at the next NAR meeting – November in San Diego. In the meantime, although the MLS committee passed it, it got sent back to a task force by NAR’s board. I’m not aware of ARMLS taking any enforcement action regarding this matter.

The Summit-
An all day event with speakers and panelists discussing the economy and the issues of the day – short sales and why do they take so long. Take your pick of which speakers to watch. Alan Greenspan was good.

Shaun Donavon HUD Secretary spoke of HUD programs and was quoted as saying that the $8000 tax credit could be used as a down payment.  And then Monday 5/17 HUD’s ruling was reversed – tax credit can’t be used as down payment.

Hill visits-
I met with John Shadegg and lobbied on NAR’s behalf. The issues were:
1. Keep Freddie and Fannie alive;
2. Keep the loan limits at 2008 levels-$417 FNMA-$346 FHA;
3. Extend and expand the $8000 tax credit beyond 11/30/09 and to all homebuyers;
4. Retain current Capital Gains rates;
5. Extend TALF funds from 3-year term to 5 years.
6. Make health care available for all independent contractors better utilizing group programs.
7. Preserve the Mortgage interest deduction.
8. Don’t pass “green” legislation requiring an energy audit tied to sales.

Both Representatives were in agreement with the REALTOR® positions.

NAR’s Midyear Meetings May Help Us In The Long Run! by Marge Lindsay


Washington-DCEvery year the National Association of REALTORS® hold their midyear meetings in Washington D. C. The primary purpose is for us (the REALTORS®) to make Capital Hill visits. This means that we go see our Senators and Representatives to discuss issues that we want them to support, defeat, or address in some manner.

For all those Arizona real estate agents that renewed your ZipForm libraries ahead of time – we salute you.  Thank you for enduring the pain it may have taken to keep yourself up and running without any hiccups come the expiration date of 5/22/09.

Zipform6For all those Arizona real estate agents that haven’t renewed your ZipForm libraries – we have good news.  AAR has worked out a deal with ZipForm to auto-renew your accounts.  What this means to you is that you won’t have to endure the potential pain that was felt by your fellow AZ REALTORS®.  It appears, in this case, procrastination paid off.

Once the auto-renew takes place you will still have to become familiar with the updated system, however AAR has received next to no complaints about the new system, only about the renewal process.
