ARMLS has sent out 2 emails in the last week or two notifying us about an upcoming security improvement. If you’re anything like me, those emails get pushed aside until a little extra time becomes available. Well this morning I got a chance to catch up and read the announcement. Here’s the report of my findings.
Most users will only need to know:
1. You have to have a special program on your computer called Flash to login to flexmls on and after September 29th. This is a very common, free program that may already be on your machine. To find out if you have the latest and greatest version go here. <- That site will tell you if you’re good to go or if you need to install/upgrade Flash.
2. You will not be able to store your username and password, meaning everytime you login you’ll have to type your mls ID and password.
Seems simple enough. Happy Flexmls Feature Friday.
NAR’s REALTOR® Action Center has a Call to Action to help extend the $8000 first time homebuyers tax credit. Please support NAR and take the time to fill out the form. NAR does the rest of the work for you!
Have you heard? It’s time for the Scottsdale Area Association of REALTORS® to elect its 2010 Board of Directors. This caught my attention because it’s kind of a big deal, AND we have a John Hall agent in the running!
D. Patrick Lewis is a successful agent out of our Scottsdale office that has been getting more involved with real estate leadership positions around town. Next year DPL is taking it to next level by shooting for SAAR’s 2010 Board of Directors – an elected position. All of the John Hall agents who are members of SAAR should help a brother out by checking that little box next to his name on the official ballot. This past week I got a chance to teach John Hall & Associates’ agents how to get up and running with facebook. Since I don’t get as many questions these days about WHY to sign-up for facebook, I didn’t talk about that. The most common questions I hear from our agents have to do with navigating facebook’s online community, how to communicate with others and using the privacy settings.
Here are the slides I used in the presentation. Sorry slideshare strips the animation. It makes some of the slides with multiple layers hard to follow. In any case, we’re planning on teaching this class again on November 5th. Be sure to check the Intranet calendar and the Broker Update for future classes.
It’s crunch time! We are rapidly approaching the $8000 first time homeowner tax credit deadline of December 1st, 2009. Make sure your clients, their friends, kids, and other relatives know the ins and the outs of this 8000 dollar credit.
The National Association of REALTORS® has a page on realtor.org dedicated to getting the word out about this program. They have even created marketing materials for you to use – the time consuming work is done for you. Here are some examples of the materials available on their site.
September 10th, 2009 Update: Based on Tom Martinell’s question and Justin McHood’s answer, I removed the flyer that promotes using the $8,000 tax credit as a down-payment. If there is an Arizona lender out there that has a program to use the first time homebuyer credit as a down payment, please speak up and I will replace the link.

Governor Jan Brewer signed HB 2008, which repeals SB 1271 and its change to the anti-deficiency statute. AAR would like to thank our members for their quick response and action on this matter. AAR’s success is due, in part, to members like you who help engage on issues down at the Capitol. AAR will continue to work with legislators and industry stakeholders to protect homeowner rights at the Capitol.

Welcome! to the latest and greatest edition/episode/chapter of flexmls feature friday! When printing input forms directly from flexmls, I’d like to show you how to get the 8 page version rather than the 16 page version. All you need to know is where to find (and save) one little hidden checkmark. If you are already printing 8 page profile sheets from flexmls, woo-hoo! You may still want to know how to change it, just in case.
As I wrote about in a previous f-cubed episode, there is no need to use the Listing Profile Sheets in ZipForms. Save yourself time by adding the information to flexmls FIRST, and simply save the listing as incomplete. If this concept is brand new to you, be sure and go read the other post. Without understanding those steps – today’s episode may be confusing.
I’m happy to see that many of the listing contracts being turned into our offices have Input Forms from flexmls! Now that we have made an impact with that time-saving step it’s time to make an impact with a paper/ink saving step.

Last year’s subtle campaigning efforts turned out well. Marge Lindsay was able to secure her position on Arizona Association of REALTORS® Board of Directors from PAR. Well it’s that time of year again where the Phoenix Association is having their elections and we’re looking for members of PAR’s help. Only this time, Marge Lindsay has brought her good friend Jim Sexton along. Both Marge and Jim are running for the Arizona Association of REALTORS® Board of Directors and they need your vote!
If you are a member of PAR chances are you received your official ballot this morning via email from Diane Scherer. You need the email because it gives you your login information. In order to vote (only once) you’ll need your NRDS number and your special PAR PIN – both of which are in the email.
My recommendation is find the email, follow the link, copy and paste your NRDS number and your special PAR PIN into the appropriate fields. Once in, cast up to 7 votes for the PAR Directors and up to 13 votes for the AAR Directors. The AAR ballot is where you’ll find Jim and Marge.

With your help, Marge and Jim will be representing John Hall & Associates at the state level. Thanks for your VOTE!!
