Listing Activity Report – Flexmls Feature Friday

Alright!  F’cubed has made it to 2010.  The first flexmls feature friday of the decade – time to uncover a massive gemstone – Listing Activity Reports.  Whoa, there it is again, I can hear your thoughts, weird.  They sound like – What kind of listing activity?  What kind of reports?  Why would I want to use them?  Where are they?  Are these something I can easily share with my sellers?  Continue for answers.

What kind of listing activity? What kind of reports?

I think the report speaks for itself. Check out this report John Hall & Associates REALTOR® Joan Levinson gave us permission to share.

Why would I want to use them?

I think reports that we can share with our sellers that are professional, informative, and simple to implement into our current procedures are valuable. Sellers can see for themselves what’s happening with their listing.

Where are they?

The report is available from two places that I know.  If you are in the list view click that little grey dropdown arrow next to your listing and select Listing Activity.

If you are in the Edit Listing Screen simply click on Activity.

Are these something I can easily share with my sellers?

Yes!  That’s another reason they are so awesome, easily sharable.  At the top of the report you’ll find print and email buttons.

I recommend you meander over to flexmls and take a look at the activity of your listings.  Maybe it’s something you’ll want to email your seller.  Who knows, maybe it’ll make their day.

    Also to mention, at the top of the report you can modify the time frame criteria to look closer at perhaps open house events or price changes to identify spikes in viewing/sharing activity.

    Phil- great information, been there all this time and did not even know it…this is an excellent tool to share with “information starved” sellers (the more I give them the more attentive they are to pricing adjustments) we will start sending this out once a week to all our sellers….thanks again!

    Thank you for pointing this out. Keep the good stuff coming. It is also important to understand and explain to clients what data is NOT included in this chart. If you could expand on that it would be helpful.

    Wow, you’re welcome! Love the comments.

    Scott, we got a chance at the Scottsdale office meeting to talk about the fact that the flexmls IDX is the only public website solution included on this report. This means when you are sharing the Listing Activity Report with your sellers, they are not getting a picture of ALL the activity the listing has created/received.

    The report would have to include views from other websites that display ARMLS listings, including realtor.com views, superlative views, diverse solutions views, killer IDX views, not to mention all the listhub syndication partner views, all the realtor.com syndication partner views, and several others.

    Could you imagine if the report had all that!?!? That would be awesome, but we would probably have to pay for it. I know the value of the listhub pay for service is accessing these reports for their syndication partners. Not sure if others offer that as well.

    Even though it doesn’t include all the websites your listings are on, I still think sellers like to see these reports. At least they’ll be able to compare week over week or month over month (depending on how frequently they are sent) whether buzz is increasing or decreasing.
