Just put a bunch of email addresses into a group or list, then once a week remind them how great you are.  Right? [shaking head back and forth]

Wireless ActiveKEY replacing the DisplayKEY

ActiveKEY - SUPRA Lockbox KeyARMLS recently announced they negotiated a deal with SUPRA to replace your lockbox DisplayKEY with a shiny new ActiveKEY!  The upgraded technology is designed to simplify your lockbox key management.  The biggest difference is that you will no longer need a cradle.  The ActiveKEY syncs itself wirelessly using an internal cellphone signal.  Pretty cool.

Here is some of what GE has to say about ActiveKEYs on their website.

ActiveKEY keeps itself updated 24/7 through frequent cellular connections to the Supra network. Virtually no attention is required from you. When an ActiveKEY opens one of your iBoxes, you receive a real-time showing notification on your key. (…) Enjoy lots of friendly features including a built-in flashlight and a brightly lit keypad and display window.

How much will ActiveKEYs cost?

One thing I noticed at the bottom of the ARMLS announcement flyer is that the Board of Directors has yet to set the renewal dues price for the lockbox keys. But! The flyer does hint at the final number saying it will be between $170 and $180.  Well, I think it’s time to speak up and let your voice be heard.  Let’s help the BOD’s decide where that number should end up!


Stay tuned for the ActiveKEY rollout schedule, it looks like DisplayKEY’s will be a thing of the past by fall.

Marge Lindsay Named Top Female Executive

The Arizona Republic publishes a mag called AZ Magazine, AZ Magazine publishes special issues called Who’s Who In Business, and Who’s Who in Business takes a closer look at top executives around the State.  Follow the chain so far?

This month Who’s Who In Business takes a closer look at Arizona’s Top Female Executives.  They have separated the executives by business categories such as Real Estate, Legal & Finance, Education, etc.

Guess who had a half-page spread on the Residential Real Estate page?!?

Correct!  The vice president, director of training, and all round wonderful person Marge Lindsay.  In the article (which I can’t find online) Marge shares her secret to success, but for those of you who know Marge it’s no secret – she’s so damn positive all the time!

Congratulations on the recognition Marge, you deserve it!

NAR Member Reference Guide

2010 NAR Member Reference GuideDid you get this in the mail yet?  Come on, pull it out of the recycle bin.  At least get your NAR membership card out of it!  Don’t you want to be able to proudly declare you’re a card carrying member of the NAR?  Maybe it’s just me…

All kidding aside, take note of the text under your membership card that says there will be no membership guide or membership card in 2011.  If you don’t check out this year’s issue, you’ll have to visit their website for member benefits.

Guerrilla Real Estate Marketing

Mark Eckenrode needs to be on your radar. He is the creator of homestomper.com a guerrilla real estate marketing website which is used to share real estate marketing tips and strategies that are well thought out, intelligent and sometimes ninja-like!

Even though Mark and I are friends, he did not ask me, pay me or mention to me I should write this article.  I was inspired to help spread the word of homestomper.com after reading his free ebook on email marketing.

Not only is Mark powered by punk rock, Pepsi and comic books he’s also a volunteer and speaker at RE BarCamp Phoenix.  At the last barcamp, Mark’s session on email marketing overflowed the room creating a mushroom of REALTORS® in the hallway all wanting in.

He’s got marketing skills that he’s not afraid to share for free.  He also has marketing skills that he’s not afraid to charge you for.  I haven’t checked out what’s behind the fees, but if what he shares for free is an indicator of quality – it’s probably worth it.

I wanted to introduce you to Mark first.  Next I’ll dig a little deeper into the previously mentioned ebook.

MLS Connect brings ARMLS info into ZipForms

This message is for all the ARMLS subscribing ZipForm using REALTORS® out there.  Did you know there is a way to have MLS data automatically pulled into your ZipForm contracts and addenda?  It’s all made possible with a tool (provided by AAR at no extra charge) called MLS Connect.  As you might know by now, tools that cost nothing and save REALTORS® time are alright by me.

Unfortunately I’ve heard rumors that AAR has received little feedback about this tool.  My guess is that it’s because MLS Connect is confusing to initially set up. However, once you get pass the initial set up stage it’s off to the races.  So this post will start from scratch, from the very beginning.  If you have never used this tool, this post is for you.

Step 1 – Set RETS Password

Log into flexmls.  We can ignore ZipForms for a minute.  Let’s start in flexmls.

  1. Under the main menu option Preferences -> click My Profile
  2. Click the last option -> RETS Settings
  3. Fill in a password.
  4. Done in flexmls.

(While you’re in flex jot down an active MLS number we’ll use for testing.)

Step 2 – Set MLS Connect

Log into ZipForms.  You can either use ZipForm Online or ZipForm Desktop, but in order for Desktop to work it needs a connection to the internet.

  1. Click the Forms tab (top left of the page)
  2. From the menu -> click Tools
  3. Click MLS Connect

A new window will open that asks for your MLS username, password and an MLS number.  THIS IS THE MOST CONFUSING PART. It does not want your normal flexmls password, it wants the RETS password that you just set up!

Once you get your MLS username, RETS password, and test MLS number into the form, click Find.  Right there before your eyes, you should see some of the listing information.  If it’s the correct listing, push Import.  Pushing Import adds the mapped flexmls fields into your ZipForm contracts and addenda for this transaction.  Once you set your username and password the first time, MLS Connect will remember them for you.

The tool currently auto-fills the property street address, city, state, zip, county, lot number, subdivision, parcel number, mls number, list price, listing date, and the listing agents’ information.  Jim Sexton is the ARMLS contact working with AAR and Ziplogix to get additional beneficial fields accurately mapped.

Updated JohnHall.com Email Servers

notepadIn order to provide better email security and faster email speeds we have upgraded the @johnhall.com email server.  Wednesday night the process began to get all email accounts converted to the faster more secure box. Hopefully your email is working fine today and you never noticed!

Some email managers like outlook, blackberry, etc may require your attention.  Rebooting the machine/device fixes most issues.  In the event it fights you after a reboot, you may need to change the server name in your email account settings.  Switch it from mail.johnhall.com to mail31.intermedia.net.  You need to do this because the DNS records are taking longer than anticipated to re-align with Pluto – or something like that.

Short Sale Scammers Busted

Straight from this article on bloomberg.com:

JailSergio Natera and Anna McElaney are scheduled to be sentenced in Hartford’s federal court in August after pleading guilty to fraud. Their crime involved persuading lenders to approve the sale of homes for less than the balance owed –known as a short sale — without disclosing that there were better offers. They then flipped the houses for a profit.

Sentenced in a Federal Court for short sale fraud!  It’s nice to see that the federal government is starting to define and act on mortgage fraud.

Update on Flexmls Listing Activity Reports

Sample Listing Activity ReportIf you followed the flexmls feature friday series, you may remember the post about Listing Activity Reports.  The article shows you where to find the simple to print or email reports that highlight how many times each listing is viewed in the MLS, in the flexmls portals, and on the flexmls IDX product.  The listing activity reports also highlight a few more actions available in flexmls, however the linked article’s comments discuss the report’s weakness.  To be a true asset to REALTORS® in greater Phoenix, they need listing activity data from other IDX providers – not just the flexmls IDX product.

Now to the update…

Fortunately Michael Wurzer (President of FBS – providers of flexmls) is an active participant on our blog and has been known to follow some of the comments.  Soon after the report’s weakness was brought up, he started working on a solution.  Last month the solution went live. Now flexmls has an API that other IDX providers can use to include showing data from their products on the Listing Activity Reports as well.  So far Diverse Solutions is the only other IDX provider that has taken advantage of this.  Kudos to them for participating.  What this means to REALTORS® is that now when you run the report the number of times the listing is viewed on flexmls IDX and Diverse Solutions IDX shows up.

Win-Win

You see, it’s up to each IDX vendor in our market to participate.  As far as I can tell it’s a win-win if we get all providers on-board.  Greater Phoenix REALTORS® win because they will have more complete reports for their sellers and IDX providers win because the vendor’s company name will be in front of more REALTORS®.

So if you’re an IDX vendor reading this, please consider integrating this solution into your product.  If you’re an ARMLS subscriber using an IDX product, please ask your provider to incorporate their data into these listing activity reports.

Moral of the Story

Listing Activity Reports now have more viewing data than the original post and the amount of viewing data will continue to increase.
