Today it goes live! ARMLS subscribers can search the Tucson MLS and Rocky Point homes for sale from within flexmls. Here is the official notice from flexAlert that speaks more to this. Mind the bold.
On Wednesday, February 23, ARMLS® Subscribers will be able to access limited property data from the Tucson Association of REALTORS® (TARMLS) and Puerto Penasco Chapter 51 (Rocky Point) right in flexmls, in both the Full Search and the Quick Search. Data sharing with these Associations will not include a unilateral offer of compensation.
I checked it out today to confirm it’s up and running. As of the time of this post, the Tucson MLS is there, Rocky Point not quite yet. The first question that jumped out at me when searching the Tucson MLS was…
Luckily, TARMLS’s help desk is just as friendly as ARMLS’s help desk. They shot me an email with a definition sheet to share with you guys.
It says Active CAPA is:
“Can Accept Purchase Agreement”: Listing is under a mutually accepted contract, and is to remain active. Seller has reserved the right to accept a replacement offer as defined in the purchase contract.
As opposed to Active Contingent which is:
Listing is under a mutually accepted contract which contains one or more contingencies, and is to remain active. Upon removal of all contingencies, sale must then be reported as Pending.

The zipLogix® Developers have come up with some great new zipForm® 6 features, including two of our most often requested enhancements: the ability to highlight form text, and the ability to sort forms within a transaction.
If you go into zipForm to check out these improvements, would you also let me know if you see a button in your toolbar that says “eSign”. The free electronic signing tool Digital Ink may have been soft launched, but I’m not sure if it’s on everyone’s menu yet. If it is, leave a comment and I’ll bust out a quick tutorial.
Nicole Nicolay created a good article that discusses the two categories of information we share online; curation and creation. If you’re a real estate agent strapped for time, your schedule probably gets along better with curation.
In her article she says,
A content creator is someone who identifies the “needs” within their audience and seeks to help by creating original and highly relevant content. This content is most often in the form of articles, videos, or a mixture of media shared usually via your own blog…as well as on social outposts.
A content curator is someone who sifts through the Web to find and deliver the most relevant content for their intended audience. Sort of a Hunter-Gatherer 2.0!
No doubt curation is the quicker, easier way out. We have helpful content thrown our way ALL the time. Just look at the latest Arizona REALTOR® Magazine, azcentral.com, or your twitter stream. Find good article, copy link, open facebook, paste link, (try not to get distracted), logout, done. The problem is that creation does a better job of showcasing what you’re selling – YOU.
This is why this week’s Lunch and Learn at PV is on how to combine the two. What I’d like to do in this week’s discussion is hold a hands on, laptops open session on how to use Jing to take your curation to the next level.

We have a great group of REALTORS® at John Hall & Associates. Last Friday I was honored to attend the Scottsdale Area Association of REALTORS® Annual Meeting & Awards Breakfast. Long time REALTOR® and volunteer Janine Brown was the recipient of SAAR’s REALTOR® of the Year award.
This is only the most prestigious award a REALTOR® can receive from the Scottsdale Association. Congratulations Janine!
Wondering why so many companies are driving traffic to facebook instead of their corporate web sites? Jeff Turner recently shared a post on twitter about facebook being the new .com. I thought the post was worth passing along because the author makes some good points about facebook versus a corporate web site. The best header in the article reads, “People don’t wake up to go to your site everyday.”
If you’re interested in learning more about using facebook as a marketing avenue in your real estate business, I’m hosting a Facebook Lunch and Learn on Friday (2/18) from 11-1pm at the Phoenix office. This is a hands-on class (bring your laptop) about facebook pages. The first hot link contains the article written by the Commissioner and AAR’s Michelle Lind. It answers questions about real estate agents who negotiate Short Sales.
The second link is the FTC’s publication about MARS. It’s the ‘short’ version (only 54 pages) because it doesn’t have the 500+ footnotes.
They’ll be more written about this in the next week or two as NAR checks in with their report about their interactions with the FTC. It’s important to stay current on this topic. Certainly a lot has changed since the first of the year.

ADRE will begin enforcement of this prohibition on March 1, 2011 which should give licensees time to bring their business practices into compliance.

The MARS issue is still unresolved; however, the National Association of REALTORS® is meeting with the FTC.

Arizona Association of REALTORS® will be releasing real estate form changes and additions at the end of February 2011. Jim was the Residential Forms Workgroup Chair and organized input from various leaders in the lending, title, and real estate communities. Their goal was to minimize changes while making sure the forms best address recent law changes.

There’s a nasty rumor going around that listing tours are a waste of time and no one successful attends them. I’m here to tell you that couldn’t be any farther from the truth! My name is Amber Harryman and I have taken over the company Scottsdale & PV listing tour for 2011.
