The foreclosure process is started by the bank filing a Notice of Default for each home that is typically 90 days late on paying their mortgage.
Once a home receives a Notice of Default it is added to the Total Pending count. When the foreclosure is completed or cancelled, it’s removed.
This is the number of homes the bank has foreclosed on, but has yet to sell.

Not all Notices of Default turn into foreclosed homes. This is the number of homes that received a Notice, but avoided foreclosure. Examples include: Loan Modification, Short Sale, Deed in Lieu of Foreclosure, etc.
