Custom Facebook Profile Picture

I’ve been asked by a couple of REALTORS® how I made my custom facebook profile picture look like one big image. It was done with a $FREE.99 tool offered by a company you may not expect; Schweppes.

Click here to access the app.  Follow the instructions on the screen. READ THEM ALL.  They’ve done a great job walking you through every step.

This tool only works for your facebook profile, not your facebook page.  There is a difference between the two.  You’ll notice if you’re viewing the John Hall & Associates facebook page, the images at the top show up in a different order each time you refresh the page. For that reason an app like this would not work.

Fortunately your facebook profile does not rotate the images, it keeps them in order. However, after you set this up if you are tagged in a new photo it’ll push your custom pictures to the right.  When this happens visit your profile, mouse over the new image at the top and click the little X to remove it.  It’ll go back to your custom images.

This week’s class will have a special guest. Real estate practitioner Dru Bloomfield, of the At Home In Scottsdale fame, will be joining us for our conversation. Dru recently spoke about facebook to a room full of REALTORS® at Agent Reboot. She referred to it as one of her 4 pillars of marketing. I’m excited that she’ll bring the practitioner’s perspective to the mix!

Facebook Pages Class – Rewind It Back

We rocked and rolled the facebook class last month.  It was the most popular techno-lunch and learn to date.

This week we’re going to dig deeper into more specific pieces, rather than brushing across many of them. I think it’s important to brainstorm the topic and title of your facebook page before launch.  I recently had an email back and forth with an agent about just this.  It went like this…

Agent asks:

Should my facebook business page be my name (e.g., John Doe, Realtor)?
Then add more business pages (e.g., 85260 Real Estate) with different banners?
Or do one business page with a catch phrase (like Dru Bloomfield did with At Home In Scottsdale)?

My response:

Let’s say you wanted to learn to eat healthy.  Do you think a better facebook page to engage with would be “Healthy Eaters Unite” or “John Doe – Healthy Eater”?

Both are valid facebook pages, but they have 2 different audiences.  The first “Healthy Eaters Unite” isn’t about any one person.  It’s a page for people that are interested in eating healthy.  The second “John Doe – Healthy Eater” is more for people that care about John Doe.

If I were creating a business page for all buyers of phoenix properties downtown, it wouldn’t have my name on it.  If I wanted a place to keep in touch with past clients, networking friends, etc – it would.

Why Facebook for Real Estate Agents?

Wondering why so many companies are driving traffic to facebook instead of their corporate web sites? Jeff Turner recently shared a post on twitter about facebook being the new .com. I thought the post was worth passing along because the author makes some good points about facebook versus a corporate web site. The best header in the article reads, “People don’t wake up to go to your site everyday.”

If you’re interested in learning more about using facebook as a marketing avenue in your real estate business, I’m hosting a Facebook Lunch and Learn on Friday (2/18) from 11-1pm at the Phoenix office. This is a hands-on class (bring your laptop) about facebook pages. Facebook and Superlative Open Office Meetings

Instead of scheduling 1 on 1 meetings to answer technology questions that I receive, we’re going to try something brand new! Based on the feedback from this open office post we are going to answer the questions in the bullpen or conference room of the Paradise Valley branch.  Come one come all.  It doesn’t matter which company or industry you’re apart of – everyone is welcome. Yes you.

Question 1: Can I make a facebook fan page for my subdivision?

Answer 1: Yes, it looks like there are already a couple of fan pages for your subdivision, but they appear to be automatic-posting hubs, which means there is no real value.  Take a look at facebook fan pages for real estate agents.  I’ll be happy to meet with you in order to get it set up.

Your Real Estate Listings on Your Facebook Profile with the REALTOR.com App

A REALTOR® with John Hall & Associates recently told me he attended a real estate technology class / sales pitch.  The product they were selling put his real estate listings on his facebook profile.  He declined to purchase, but liked the idea.  I asked if he had looked into the REALTOR.com facebook app that displays listings on REALTORS’® facebook profiles for free. He hadn’t heard of it.  So we checked it out together.

It’s pretty slick.  Super simple to set up, and looks professional. If you’d like to check it out, it’s called See my Listings.  I’m pretty sure more people call it that facebook app that displays your listings on your profile.

Why I like the REALTOR.com Facebook App

This section was added after publishing because I need to address the debate of whether real estate listings in facebook are good or bad.  My answer to this debate is – it depends.

Advanced Facebook

Last but certainly not least is the Advanced Facebook session.  Thankfully it was in the same place as the previous Posterous session (it was a long day!).  Even though I was easily distracted at this point, the golden nugget I got from it was how REALTORS® should be using fan pages.  No, it has nothing to do with the real estate agent that sets it up.  It has everything to do with what people are already fans of – their communities!

If REALTORS® want to create facebook fan pages, they should set them up for their geographic farming areas instead of for themselves. If you are a Desert Ridge REALTOR®, set up a fan page for Desert Ridge homeowners. Don’t make it about you. It’s rarely an effective strategy to have a fan page about an individual REALTOR®. If you set up a fan page for a community you’ll find your fans start to create the content for you.

You’re simply facilitating a place for neighbors to talk with neighbors.  Allow fans to do practically anything on the page – the best thing that could happen is they take it over!  You’ll have to jump start the page with your own content, there’s no doubt about that.  If there is no content there, people aren’t going to use it.

Add pictures of the neighborhood to the photos section.  Include links to sites the community would be interested in – HOA, Sex Offenders, etc.  If you see weekend garage sales – post them. If neighbors are offering various services – post them. If you know of lost dog signs – post them.  Encourage the fans to add there own events!

What was that?  Did I just hear you ask how this would benefit your real estate business?  Here’s where the marketing hat gets put back on.  As you may or may not know, fan pages have multiple tabs across the top that you control.  You should have one of those tabs say MLS or Homes for Sale.  That way if people are interested in homes for sale in their neighborhood they simply click the tab at the top.  FBML is the fan page application that will allow you create a custom tab with links to listings, your website, or whatever lead generation tools you use!

Since you can create an unlimited number of fan pages in FB – get out there and help your community communicate!

Facebook Success: a how-to guide for beginners

This past week I got a chance to teach John Hall & Associates’ agents how to get up and running with facebook.  Since I don’t get as many questions these days about WHY to sign-up for facebook, I didn’t talk about that.  The most common questions I hear from our agents have to do with navigating facebook’s online community, how to communicate with others and using the privacy settings.

Here are the slides I used in the presentation.  Sorry slideshare strips the animation.  It makes some of the slides with multiple layers hard to follow.  In any case, we’re planning on teaching this class again on November 5th.  Be sure to check the Intranet calendar and the Broker Update for future classes.
