Search by Office, Search by Member and Search by Company – Flexmls Feature Friday


Search Agents - Flexmls Web Have you noticed these search fields in flexmls yet?  I’m pretty sure these feature codes are self-explanatory.

Jim Sexton uses them to run company statistics.  I’ve heard agents ask for them so they can find other office listings to hold as open houses.

Before flexmls added these buttons, only the tech savy mls users had access to this information.  They would export the data into a spreadsheet program and then sort according to what they were looking for.  With the addition of these buttons the system no longer discriminates against the non-tech savy real estate agents of the valley.

Mobile Flexmls Web – Flexmls Feature Friday


Today’s post needs some explanation.  Yesterday, (Thirsty Thursday) we received our first “Letter to the Editor” type email with a request.  Big day.  Here’s the entire email…

For a future feature friday (how about that for alliteration?) mobile flexmls address and details?

This is a great idea, good topic that I still get questions about, but here’s the problem – it’s not Feature Friday it’s Feature CODE Friday.  So after much internal dialogue, I decided we’re not writing for us, we’re writing for you – our readers.  And more importantly we’re writing for our readers that participate with emails, comments, and votes.  So because of that, today marks one of the biggest days in the history of Phoenix Real Estate Brokerage dot com – the switch from Feature Code Friday to the much broader – Flexmls Feature Friday!!  Welcome.

Flexmls Feature Friday allows us to continue to highlight feature codes, but it isn’t as limiting.  We can now highlight things like today’s wireless.flexmls.com and other features that all ARMLS members have questions about.  Who knows, maybe we’ll get more requests since the topics can cover things like auto-emails, contact management, multiple photo uploads, etc.  If you have a certain feature that has been giving you problems or that you don’t use and would like to – leave us a comment or drop us an email (psexton at johnhall dot com) and I will attempt to explain, find someone else to explain, or submit a re-design request if no one can explain the feature you submit.

wireless-flexmlsLet’s talk about accessing flexmls from your cell phone.  First things first – memorize wireless.flexmls.com.  In fact pull your cell phone out and go to it right now.  Don’t let the first time you try this be in front of your clients.  The wireless version is a stripped down limited website that is designed to work well with your phone.  It doesn’t have the bells and whistles you see when using the normal web interface.

It does have these important features: access to search all MLS listings, access to run Hot Sheets, access to your Market Areas, and access to view/add/edit Contacts.

A couple of notes about the listing search – you do not have access to a Full Search and you cannot add fields that are not included in one of your Quick Searches.  So you may want to set up a custom Quick Search (from the normal web interface) that is designed specifically for your phone – one that has all the fields you may want.  Make sure you test the search to make sure it displays properly on your phone and that a View Results button is at the bottom.  I’ve run into a few problems with this – so double-check.  The tech help at ARMLS will be glad to help if you have any issues.

The wireless interface allows you to view listings, but not add or edit them.

When it comes to running the Hot Sheets and Market Area reports.  I prefer the wireless format.  Unlike the normal web interface, the wireless version tells you how many listings are in each category (New Listings, Cancelled, Closed, Expired, etc) on a summary page.  It makes it simple to get a quick general idea of what’s there.

Finally, the Contacts section.  As stated before you can view, edit and add new contacts with the wireless site.  What more needs to be said?  Practice this before you attempt to do this in front of your clients.

Short Sale Approval Required: Feature Code Friday


Thanks to all who voted in last weeks poll to determine today’s feature code.  The recipient of 67% of the votes was Short Sale Aprvl Req.  Before we get into the statistics of short sales in flexmls, I’d like to start with a brief explanation of what a short sale is and more importantly what it is not.

Short sales are NOT bank owned properties – the seller is still in title on the property.  Short sales occur when the anticipated net proceeds from the sale of the property is less than the cost of selling the property together with paying off all liens against the property.  The seller is asking the mortgage company or bank to take LESS than the amount owed, however the bank is NOT the owner.  Therefore, although the owner can enter into a legally binding agreement to sell the property (i.e. listing agreement or purchase contract) he/she cannot proceed with the transaction until the bank approves.  For this reason the Arizona Association of REALTORS® has developed the Short Sale Addendum to the Listing Contract and the Short Sale Addendum to the Residential Resale Real Estate Purchase Contract.  Please keep in mind that lenders will usually ONLY consider this scenario when the seller has some type of hardship (i.e. death, divorce, job loss, etc.).  If there are multiple liens against the property ALL lien holders must agree to the short sale.  Be careful not to give tax or legal advice, these types of transactions can create various tax and legal pitfalls depending on your sellers’ situation.  All short sales require patience from the seller, buyer and REALTOR®, they can take months and months for approvals or denials.

When property values decline the number of potential short sales increase.  Currently 10,367 listings have ‘Short Sale Aprvl Req’ selected.  Believe me, Phoenix is under all those green dots.

10,367 is 20% of all active listings in the greater Phoenix area.  There have been 924 sold properties this year that had the Short Sale Approval Required button selected.  That’s 9% of the total sales.  Most of this years’ short sale closings have been under $400,000 but the luxury market is not immune to them.  The highest price short sale closing so far this year was for $2,050,000.

Waterfront Lot: Feature Code Friday


Happy Feature Code Friday!  Today we’re going to highlight the feature code “Waterfront Lot”.  You can find it in the Property Description section of Flexmls.

There are currently 558 active listings for sale on the water in greater Phoenix.  I will admit that’s more than I expected.  They are spread out across the entire Valley, although you can see the largest cluster in the southeast.

There have been 98 sales in the last three months with and average sales price of $329,875.  You want to hear the most shocking part?  That is up $10k from the 3 months prior.  The waterfront properties in Phoenix average sales price has gone up!  Who would of thought?

Fix-Up Needs Repair: Feature Code Fridays

Happy Feature Code Friday!  Today’s feature code was a tough choice.  It was down to the wire between Waterfront Lot and Fix-Up Needs Repair – a game time decision was made.

In the event you think your listings could be categorized as a fixer upper, you can find this button under the Features header in flexmls.

There are currently 2,966 active listings (all over Phoenix) that are using this feature code.

974 properties that need to be fixed up are Pending.  1,600 have sold in the last 3 months with an average sales price of $99,295.

Near Light Rail Stop: Feature Code Fridays


Happy Friday!  or should I say Happy “Feature Code” Friday!  Today feels like a good day to start a new series here on the John Hall & Associates’ blog – Phoenix Real Estate Brokerage dot com.

The first Phoenix feature code Phil found in flexmls that fits in Feature Code Fridays is… Near Light Rail Stop.  You too can find this feature code under the Complex Feature header.

Real Estate Buyers Like Pictures


Don’t take my word for it – read the Point2Agent study or check out the newly designed realtor.com.  Why do you think realtor.com made ‘Sort by number of photos’ the most prominent sort link?  These real estate websites have a ton of data to study and it all says the same thing – home buyers want to see pictures.

I’m not talking about 1 picture of the front of the house.  I’m not talking about 1 picture of each room, the backyard and the frontyard.  I’m talking lots of pictures.  Each year these studies come out they find home buying consumers researching properties online are more interested in listings with more pictures.  Of course they view the properties longer when they can scroll through the shots of the house, but they are also more likely to view the ‘Listing Details’.  One more time?  Your Listing Detail page is viewed more frequently on properties with more pictures.

Now of course there are limits, both on your side and on technology’s side.  Spending days loading 100′s of pictures on each listing is unnecessary.  25-35 pictures seems to be the amount needed to get the best traffic.  But don’t be disappointed when all your pictures don’t show up on all the listing syndication partner websites, like realtor.com.  Some of these sites are in business to make money – from you.  They’ll charge you $$$$ if you want more photos to display.  However, your pictures will show up when an ARMLS agent sends their clients an email of possible listings and yours is included.  You know all those automatic searches in flexmls that send out emails when new listings are added or edited?  Bingo!  All your pictures go with it.

87% of agents use digital cameras.  So, you’ve got the technology needed to do this  – at no cost.  Get out there and take some pics, upload, and label them.  You may even find the more you take, the better you get!
