We have been inundated with information and rules about SHORT SALES for the last two years.  Knowing more information about SHORT SALES only helps you become the most informed and knowledgeable Realtor.  As well, this helps limit you and your clients liability.  Well, just when you thought you had all the information that you need, the government creates a new program to help facilitate modifications, SHORT SALES and foreclosures.  This is HAMP and now the big brother HAFA.

I am providing a class on HAFA on Wednesday, August 18th 9:00am – 12:00pm at the SAFEGUARD corporate office.  8454 North 90th Street, Scottsdale, AZ  85258. Please RSVP to BRYANJONES@TALONGROUP.biz. This class will provide you with an understanding of what the heck HAFA is and how prevalent will it be in our market in the coming months.  As well you will receive 3 CE hours of LEGAL.

What: Open Office Think Tank Meeting at the JHA Glendale office – 10 a.m. – June 24th

Short Sale Help SignPurpose: Meeting of the “minds” of all REALTORS® who are in the trenches processing Short Sales and want to share and benefit from others’ experiences.  We will discuss recent issues/successes/findings and processes. HAFA program – have you done one – is it working/not working.

This meeting is not for the faint of heart and not a “how to” for beginners. Our ultimate goal is to benefit ALL of us REALTORS® and our treasured clients. Throw out the old ideas/conceptions of doing it on your own and mucking through the mess. It’s time to share our knowledge and ideas for the common good!!

What is HAFA?

Well, it stands for Home Affordable Foreclosure Alternatives Program but that doesn’t really give you any details.  It’s is a short sale assistance program that the government rolled out April 5, 2010 in order to help homeowners avoid having to go through a foreclosure.  There are a lot of details to this program, but a few of the benefits that I’ve heard include:

  • Up to $3,000 for Seller to relocate
  • Specific communication timeframes that bank and seller must play by.  Meaning you get a response from the bank within 2 weeks of submitting purchase offer.
  • Borrowers are released from future liability for the first mortgage debt (no cash contribution, promissory note, or deficiency judgment allowed)

How do you find out if you’re eligible for HAFA?

Mortgage servicers and investors write their own guidelines under the Federal requirements to determine how to implement the program. For more information about your options, you should contact your mortgage servicer. If you have questions about the program, or want guidance about how these options may impact your personal situation, you may wish to speak to a HUD-approved housing counselor for free.
