ARMLS Market Report Analysis

Average Home Sold Price in Phoenix ArizonaIn the middle of each month, ARMLS publishes their official market reports for the previous month’s transactions.  That’s when Leif Swanson updates his spreadsheet and shares it with all the REALTORS® at John Hall & Associates. When he sends it over to be added to the company intranet, he includes interesting talking points.  Talking points worth passing along…

  • 27.73% of the listings sold in April, the highest percentage since November 2005
  • 3.61 months’ inventory, the lowest since November 2005
  • $161,297 average sold price, the highest in 6 months
  • $111,000 median sold price, the best in 5 months
  • $193,168 average new list price, the 2nd lowest in 10 years
  • Homes sold for 95.68% of final list price, the best in 8 months
  • $83.5/square foot, the best in 8 months
  • Active listings are down 32.5% since January 1st
  • 14,431 pendings on May 13, the 3rd highest total ever

Leif Swanson, REALTOR® in Phoenix, is a pretty giving individual. Every month when ARMLS publishes their Phoenix real estate market statistics he crunches the numbers, adds them to his excel spreadsheet, then shares it on the JHA intranet. (Intranet link: excel spreadsheet)  This month the spreadsheet has 21 columns, 134 rows, and 19 charts!  Excel file = completely customizable.

This month when Leif sent the file, he included a few talking points that are worth sharing.  I pulled a couple of the charts that relate.

The January 2011 ARMLS stats were released.
I’ve crunched the numbers and updated the charts.

2nd highest January sales ever.
49.9% of sales were cash, the highest % ever.
Lender owned & short sales were 67% of the sales.

Lowest average sales price in over 11 years.
Lowest median sales price in over 11 years.
Lowest price per square foot in over 11 years.

Active inventory has dropped 2,450 since January 1st, a 6.5% decrease.

Kris Berg explains How to Buy a Bank Owned Home

I received this email from Leif Swanson yesterday.  I think his message adds to the truthfulness of the video.  Kind of a window into the day to day operations of a REALTOR® in the first time home buyer’s market.

My Realtor friend Kris Berg in San Diego posted this 3:30 video today on her blog.   My cheeks hurt from laughing. It’s so true about all the hoops buyers must jump through to get an offer accepted from banks today. “I’m busy, busy, busy.”

I’m working with a first-time home buyer and we passed on a house with 40 (!!) offers. His number 3 choice had 15 offers; number 2 had 3 offers, and his number 1 had no offers until we submitted an offer and magically it had 3 offers; he didn’t get the house. Back to square one.

Phoenix REALTOR® Success: The Rest of the Story Series

Mailing consistently really works!! How do we know? Leif Swanson says so, that’s how.

Leif credits his upcoming closing to two prospecting techniques that he uses:
1) Mail “something of value” every month. Things like
tax information, household tips and property values
are well received by his Sphere of Influence and keeps
his name in front of his target market.

2) He has become a neighborhood specialist who
thoroughly researches his clients possible purchases and
even points out the “pros and cons” of purchasing. He
educates his clients which not only makes them more
realistic but also sets their expectations. He builds
confidence, trust and credibility.

Leif says this transaction required great patience. This was an REO property and the bank was slow in responding to the offer and slower in returning the signed contract after the seller’s verbal acceptance. Even though this was a cash transaction, the response was less than speedy. Leif says that frequent communication, even if there is no news, is an important part of his customer service. Furthermore, Leif says to review those screwy addenda on REO property, it is vital in order to protect your buyers’ interests.

We just hit 7554 pendings and 1446 awc’s for a grand total of 9000 listings under contract.
It’s the highest # of pendings for 2008 so far.
 
The highest pending count in all of 2007 was 7651, so <100 to go.
