Last month I had an opportunity to guest teach a GRI class with Marge Lindsay.  In the class, we discussed having recent home buyers or home sellers write letters of recommendation for your real estate services.  Then you can include them in future listing presentations or buyer consultations.

I think this is an excellent concept, but I’d like to change the medium.  Instead of actual letters of recommendation, let’s ask for online reviews of your services.  Send them to yelp to write reviews!  (To add your business to yelp – visit the yelp business page.) Once the reviews are online, they are there for all to see.  If you’d like to include them in your listing presentations, simply print them out.

Marge Lindsay Named Top Female Executive

The Arizona Republic publishes a mag called AZ Magazine, AZ Magazine publishes special issues called Who’s Who In Business, and Who’s Who in Business takes a closer look at top executives around the State.  Follow the chain so far?

This month Who’s Who In Business takes a closer look at Arizona’s Top Female Executives.  They have separated the executives by business categories such as Real Estate, Legal & Finance, Education, etc.

Guess who had a half-page spread on the Residential Real Estate page?!?

Correct!  The vice president, director of training, and all round wonderful person Marge Lindsay.  In the article (which I can’t find online) Marge shares her secret to success, but for those of you who know Marge it’s no secret – she’s so damn positive all the time!

It’s hard to believe we are already in March!

What I started thinking of this morning wasn’t about Spring showers and flowers – it was about the First Time Home Buyer $8,000 Tax Credit.  In addition there is the expanded program for existing home owners to take advantage of.

We will be out of time before we know it.  Any buyer must be in escrow by April 30th to take advantage of the opportunities afforded them.  We sure don’t want our clients to miss out.  What I like most, for each of you, is that this gives you a reason to call everyone you know.

You can not only let them know about the program, but find out if they are in a position to buy at the unbelievably low prices our market offers right now.  Many of you have heard people say things like, “my grandparents could have bought that land for $500 an acre”, etc.  Well, many will be saying the same thing about this period in Arizona real estate history.  This link will take you to a site that will provide answers to many of the questions you and your clients might have: www.aaronline.com/documents/TaxCredit.aspx .

Remember, you want to be the source of the source – not THE source.  Hopefully you will have done all you can to help them, and – oh yes – help you in the process.

New from the AAR and ADRE: Short Sale Seller’s Advisory

A big concern in today’s market is how we handle advice and suggestions to our seller when they have to sell their house but it is worth less than they owe on it.

Often we are asked to explain foreclosure/REO transactions. We are asked if a short sale is what they should do. Our clients want to know which method of selling their property is best for them.

At our annual Kick-Off event, Rick Mack, a prominent real estate attorney here in Arizona, addressed some of these concerns. He said our clients need good advice, and have a right to expect us to advise them. The problems arise when we go beyond our level of expertise and legal capabilities. He told us then that the Arizona Association of REALTORS®, through their legal counsel Michelle Lind, was working with the Department of Real Estate Short Sale Committee to develop the “Short Sale Seller Advisory” which would be available soon.

The form will soon be available through AAR, as a Quick Link from our John Hall & Associates Intranet and added to the Phoenix Real Estate Toolbar.

What we love about the form is that:

  • it talks about lender options,
  • it discusses scams and fraud,
  • it gives directions to information for websites and telephone contacts for legal advice, tax advice and helpline services that are available,
  • it discusses options other than short sales including but not limited to Loan Modifications, Deed-In-Lieu of Foreclosures, Foreclosures, Bankruptcy………….

We strongly suggest you begin using this form immediately along with the Short Sale Addendum to the Listing Agreement and the Short Sale Addendum to the Residential Resale Real Estate Purchase Contract. It is a great step in the right direction to help and inform our clients.

How do I start a career in real estate?

Regardless of which real estate agency you choose, step one is most definitely getting an AZ real estate license.  This process begins at a real estate school, not a real estate brokerage.  (Let us know if you are interested in discounted tuition to some of the top real estate schools here locally.)  Once you’ve completed the state required 90 hours of real estate school curriculum and passed the state and national real estate exams, you’re ready for hire by a brokerage.

ProStart Training for New Real Estate Agents

ProStart is just what the name suggests – a way to get a Professional Start to your real estate business.  Our ProStart New Agent Training Program includes 2 weeks of classroom training split into staying legal skills and sales skills followed by Professional Mentoring.

Classroom Training

Marge Lindsay is one of Arizona’s top real estate trainers.  Not only does she teach Continuing Education classes for the Phoenix Association of REALTORS® and the AZ School of Real Estate and Business, but she’s a Graduate REALTOR® Institute (GRI) instructor as well.  In between teaching existing agents how to improve their businesses, she teaches new agents how to effectively build a business from the ground up.

Lindsay is the the primary instructor for the classroom portion of ProStart.  The main focus is generating business and completing transactions with strategies and techniques on avoiding legal trouble.  After ProStart students complete the REALTOR® fundamentals, the real world training begins.

New real estate agents exit the classroom and enter the arms (not literally, but close) of their professional mentors.  Mentors are practicing REALTORS® that are hand selected to help guide and motivate new agents, while being a great resource for learning the nuances of this business.

Let the Campaigning BEGIN!!

Last year’s subtle campaigning efforts turned out well.  Marge Lindsay was able to secure her position on Arizona Association of REALTORS® Board of Directors from PAR.  Well it’s that time of year again where the Phoenix Association is having their elections and we’re looking for members of PAR’s help.  Only this time, Marge Lindsay has brought her good friend Jim Sexton along.  Both Marge and Jim are running for the Arizona Association of REALTORS® Board of Directors and they need your vote!

jim-sexton-John Hall & Associates BrokerIf you are a member of PAR chances are you received your official ballot this morning via email from Diane Scherer.  You need the email because it gives you your login information.  In order to vote (only once) you’ll need your NRDS number and your special PAR PIN – both of which are in the email.

My recommendation is find the email, follow the link, copy and paste your NRDS number and your special PAR PIN into the appropriate fields.  Once in, cast up to 7 votes for the PAR Directors and up to 13 votes for the AAR Directors.  The AAR ballot is where you’ll find Jim and Marge.

Final Word on NAR Midyear – The Marge Lindsay Report

I shared with many of you that Jim and I are FPC’s (Federal Political Coordinators) for NAR and AAR. While in Washington D.C. this past week we met with several Arizona politicians who, we hope, will be able to assist us in bringing about a change in the way our state, and our industry, have been affected by the REO’s and Short Sales.

Many might say we did a lot of lender “bashing” and complaining about how things are actually happening. Our belief is that what many of the lenders say is happening versus what they are actually doing is quite different. We believe Congress needs to know what we, and our clients, are experiencing.

We have no way of knowing what will happen, but we do know they have heard “the rest of the story”.

Another issue we discussed with them pertains to providing energy efficient buildings or homes. There are talks about possibly offering incentives or tax credits for buildings or homes that meet specified criteria. While we understand that an energy efficient building or house can help our communities, we wanted to voice our concerns. We told them we would oppose energy labeling requirements that might be imposed at the time of sale. If we are not careful we could end up stigmatizing homes that do not meet some of the requirements necessary to receive proposed incentives or possible tax benefits.

Mortgage interest deductions were another major concern. Though there are no proposed changes yet, it has been suggested that perhaps one way to offset costs for health insurance is to change the way we look at and handle mortgage interest deductions. We advised that NAR would oppose any changes to the current law. We believe that the mortgage interest deduction is a remarkably effective tool that facilitates homeownership and community stability.

With reference to the $8,000 Homebuyer Tax Credit we thanked them for making this available. We also asked that Congress extend the timeframe through 2010. It is currently going to expire on November 30, 2009. We also suggested that the tax credit should be opened to all homebuyers at all income levels to stimulate the economy.

Many of my colleagues think the time spent at our midyear meetings is a waste of my time and money. I just can’t agree. As I sit here typing this to share with you, I find myself excited again with the experiences from this past week. It didn’t change anything that day. It may not change anything at all – BUT I care enough to try. Jim and I want to do what we can to at least have our voices heard.

I literally thank God every day that we live in a country that permits freedom of speech. I am thankful that I am able to at least share my thoughts and my beliefs. I fully understand that I will sometimes win, and other times lose, but we are a great country. We will come out of these trying times and ultimately be even better.

I also appreciate being a part of local, state and national associations who spend our dues dollars to help us and our clients. I admire the thousands of REALTOR® volunteers who also care enough to get involved in the committees and efforts needed to bring about change.
