“How To Survive In Any Market” is one of the programs that was recorded at the NAR Convention in San Diego this past November. This particular program was presented by our own Russell Shaw. He was asked to talk about the shifts in our industry and how sales associates might prepare themselves for such shifts. He was well received and did an incredible job.
At the end of Russell’s presentation one gentleman told NAR’s staff that this presentation alone was worth his time and expenses for traveling to California. Wow! This would mean even more to people here in Arizona because most of what he said and shared is Arizona specific.
A major point was that we have to be good in lead generation. He said shifts happen slowly, but we think it was immediate because we didn’t recognize the signs and we weren’t prepared for what happened.
He shares statistics on how many seller’s interview more than one REALTOR® before listing their home. How do we know if we are in a Balanced Market versus a Buyer’s Market or a Seller’s Market? He also emphatically states that the price a home will sell for is based on supply and demand.

I heard someone say the other day that we live in a very transparent society. That is so true. So much information is available on almost anything a person could want with merely a click or two using digital technology. It’s crucial as a real estate agent that we understand the significance of this.
Evo Terra’s session, “Digitally Expose Yourself” was a wake-up call for me. He explains where most people today are “NOT” getting information and where they are. He talks about email addresses and being socially connected. I found so much valuable information in this one that I hope you’ll listen to it. It could change the way you do your business and be the wake-up call you’ve needed too.
We have been fortunate enough to have had Dave Beson here in Arizona to do our annual John Hall & Associates Kick-Off in the past. He was good then, and he is still good now.
At the risk of offending some he tells it like it is. As an example, his observation was that people who weren’t selling in a good market aren’t selling now. He added that the things he shared with agents during the good and strong market are the same things he needs to teach them in this market. It is the basics that always work. We need to prospect, present and close to succeed and earn a good living.
We need to be able to stand up to the seller. We need to tell them what they need to know. We need to be prepared for objections on our compensation. We need to know how to keep a positive mind in a negative market.
One statement he made really hit home with me. He said, “instead of being a wandering generality, we need to become a meaningful specific”. Re-read that because that is a powerful statement.
I would encourage you to listen to this tape. There is a commercial to sell his product, but he also gives you a number of scripts and activities that will make this very worthwhile listening. He will give you ideas from real super stars that you can work with, to a letter system for developing business and staying in touch with your client base or spheres of influence.

Learn how the latest homebuyer tax credits can benefit you. So much great information packed into this session. You will want to listen to some parts over and over again.
I would give “Creating and Managing your Online Persona”, with Bernice Ross and Panel, 4 ½ out of 5 stars. You’ll find the recording in the Business Technology Section of the John Hall Intranet Library.
It’s an excellent session to listen to as the panelists discuss different Internet strategies and answer questions from the audience ranging from basic to advanced. They also mention some new (to me) ways to use Twitter as a prospecting tool. I think this session is definitely worth listening to, at least once. The topics covered involve Facebook, Linkedin, and Twitter. They answer questions about privacy and separating business from family matters. They also review some web tools for monitoring your reputation. A recommended Web 2.0 activity.
Are you considering updating your real estate technology this year? Whether it’s a new smart phone, camera, notebook, etc., there’s so much to choose from. Where do we begin? It’s not so easy if we’re trying to learn it all on our own. We hear talk about 3G and LTE and so many other new words. It can be very intimidating . The major brand mobile companies want to sell us on why their products are best for us. The electronics stores entice us with everything we simply can’t live without. How do they know and what are they talking about?
Listen to Max Pigman’s Mobile Technology Guide for 2010. He will give you a real world education in regards to technology in a language that we can understand. He explains the differences in products so you can decide for yourself what is most beneficial. He gives tips on how you can make technology work for you and your business. There is no “one size fits all”. Listen and learn and then buy what’s right for you.
As I continue my quest through the NAR MP3′s I’m here to report on one I recently found valuable. It is a panel discussion moderated by Jeff Turner, the panel members? Amy Chorew, Dustin Luther, Daniel Rothamel and Rudy Bachraty. As Jeff opens the session he comments about the diversity of the panel. From what I can see it’s made up of 4 Social Media believers, 2 active REALTORS®, 1 Social Media Consultant, 1 Real Estate Coach, 2 Professional Speakers, 1 Social Media Communications Manager and a basketball referee.
The part of the session I found the most valuable, for experienced social media users and the newbies, is when the talk turns to real estate agents’ Social Media Strategy. If you’re a fan of the fast-forward button, stop at the 20 minute mark. That’s when Jeff asks Dustin, “Is there a need for a separate social media strategy?” I’ll let the panel members share their answers with you.
