This was the breakfast party the Phoenix Association held at Postino Central in downtown Phoenix to honor their outgoing 2009 Officers as well as introduce their incoming 2010 Officers. Having never attended an Association’s Installation I was thinking this would be a vanilla room full of straight-faced clappers, frequently checking the time. WAY OFF!
First of all it was at a wine bar! Talk about a relaxed atmosphere (even at 8am). Second of all Jim Sexton was the master of ceremonies. I’m biased, but the guy is funny. If you were there you know – and you probably heard the pigeons (?) rising. The event was right around two hours and not only were the in/out Officers acknowledged, but John Hall & Associates’ friend Kerry Melcher was installed as PAR’s 2010 President! They also handed out some pretty prestigious awards.

I will say everyone at John Hall & Associates is proud of Jim. He is the only person in the 20 something years this award has been given to receive it twice – 1993 & 2009. Nice work Jimbo!
Last year’s subtle campaigning efforts turned out well. Marge Lindsay was able to secure her position on Arizona Association of REALTORS® Board of Directors from PAR. Well it’s that time of year again where the Phoenix Association is having their elections and we’re looking for members of PAR’s help. Only this time, Marge Lindsay has brought her good friend Jim Sexton along. Both Marge and Jim are running for the Arizona Association of REALTORS® Board of Directors and they need your vote!
If you are a member of PAR chances are you received your official ballot this morning via email from Diane Scherer. You need the email because it gives you your login information. In order to vote (only once) you’ll need your NRDS number and your special PAR PIN – both of which are in the email.
My recommendation is find the email, follow the link, copy and paste your NRDS number and your special PAR PIN into the appropriate fields. Once in, cast up to 7 votes for the PAR Directors and up to 13 votes for the AAR Directors. The AAR ballot is where you’ll find Jim and Marge.

With your help, Marge and Jim will be representing John Hall & Associates at the state level. Thanks for your VOTE!!

Did you see the coolest new newsletter on the block? You should have received the official email announcing the change was coming. PAR basically said they are transitioning to a digital world. This year’s plans for the Phoenix REALTOR® Forum is to have 6 months in print and 6 months online.
Sure enough February’s issue is in an electronic format – and it’s bad to the bone! Check it out…

Twenty-Seven sales associates from John Hall & Associates gathered at the Phoenix Association of REALTORS® on January 8th and 9th to view the new, improved GRI 101. In addition to a few first time GRI designees, many needed this class toward their designation and several were already GRI graduates and were there because of the outstanding information provided.

So, what made this class new and improved? First and foremost, this class now centers on generational selling strategies delineating and defining “Baby Boomers”, Generation “X” and Generation “Y”. We took full advantage of the extraordinary research done by the National Association of REALTORS®. Since the average age of a REALTOR® is 56 and the average of a buyer is 32, some “disconnect” can be expected between generations. If we understand the mindset of all generations, prospecting, marketing and closing become easier. We learned how important personal referrals are to “Gen X & Y” as well as their housing desires and expectations about technology. With that information in mind our sales associates were invited to determine how their business and marketing strategies needed to change to attract and adequately service these new clients.
The class moved rapidly into answering prospect and client objections and strategies to uncover buyer and seller motivation, two elements key to our sales associates success. Marketing Consultations (formerly Listing Presentations) took on a new spin when we explored seller’s resistance to the standard presentation format. Rather than presenting services and marketing, we suggested a Pre-Listing Package followed by a “skill approach” to listing. This class outlined four (4) skills that agents seldom explain to prospects and clients; merchandizing, network marketing, information analysis, and negotiation.
We are operating our real estate business in a new market reality that needs to be discussed and explored. Once upon a time, buyers found houses through us, now buyers find us through houses. It is time to change how we do business as well as how we set expectations for our clients and prospects. This new, improved GRI 101 does just that.
