Interested in a real estate blog?


John Hall & Associates is now teaching agents how to start a blog.Jay Thompson, Dru Bloomfield, Steve Belt, and Keith Garner spoke about blogging at the Scottsdale Association’s Technology Symposium at the end of April.  The reason I bring it up…there was a video of the entire session posted on SAAR’s website.  Check out the blogging rock stars!

This is an excellent video for those who are considering entering the wonderful world of weblogging.  They answer many basic questions, including; How/Where do I get started?  How much time does it take?  How often do you post articles?  And get into some more advanced questions like - Should I keep my blog separate from my brokerage site?  How do you handle inappropriate comments?  To host or not to host the blog yourself?

Wow I wonder if the National news outlets will give this the air time that they gave it as a news story when the buyers were heading into the trial.  Sounds like the jury got it right.

 

Real estate agent vindicated in California price case
     (VISTA, Calif.) – A real estate agent who made national headlines when he was sued by his clients for letting them buy a supposedly overpriced home has been found innocent of wrongdoing by a jury that said the buyers were responsible for their fate.
     The lawsuit brought by Marty and Vernon Ummel against RE/MAX agent Mike Little made national headlines. The Ummels claimed Little let them buy a home for $1.2 million when other homes in the neighborhood were selling for less. They sought $150,000 from the agent.
     The jury, however, accepted Little’s argument that other homes around the Ummel house were inferior and therefore could not justify the higher price the Ummels were paying.

     The Ummels bought the property in 2005 when the California market was soaring.

East Valley Real Estate Bloggers Network

Just heard about this new real estate blogging / networking group in the East Valley.

The Arizona East Valley Real Estate Bloggers Network, the brainchild of agent Candace Robinson (HomeSmart) is organizing its first blogging forum. The goal is to have a monthly get together for agents to come and learn more about creating an online presence through blogging. The purpose of the forum is expressed in its motto: “Reach Your Dreams While Helping Others Reach Theirs”. The first meeting is scheduled for April 24th at 9AM in Gilbert at the new San Tan Village Mall at the Paradise Bakery . This forum is officially titled “What, Why and How To Blog & Get Started!!”

Shailesh Ghimire, is one of the speakers.  He is the person that I took my first blogging class from, and I found his explanations really easy to understand, so much so, that I did start blogging the same week I took the class.  The other bloggers that have been lined up for the networking event are very prolific on Active Rain, and will have insight to share about what it takes to be a successful blogger.

Out with the old, in with the FlexMLS.

Flexmls Net ResultsAs you may have heard ARMLS’s current contract with MarketLinx is expiring and FlexMLS is going to be the new provider.  What does this mean for ARMLS members?  The good – it’s a user-friendly MLS sytem that can be customized to meet your requirements.  The bad – a new system to learn.  The ugly – well, I’ve seen it and it ain’t ugly - quite attractive really.

FlexMLS is getting a warm welcome in Phoenix.  There has even been a unique blog site started by Greg Swan that is dedicated to providing feedback to the designers of the system.  Two of our own, Dru Bloomfield and Russell Shaw, are contributing authors. 

Look for the new system to be up and running by July 1st ’08.  It won’t be long before ARMLS starts scheduling training classes for all 35,000 of us.  Stay tuned.

What happened in 2007?

Mr. Jim Sexton did some analysis of the 2007 resale market in Maricopa and Pinal Counties according to the ARMLS numbers - pretty interesting. Here is a slide that shows the average sales price for the entire year. Before you look, what’s your guess – Did prices go up or down in 2007?

He also looked at Scottsdale specifically. Here are the number of closings per year.  If you compare these to the entire countyyou will notice Scottsdale has consistently tracked the county’s sales – about 10%.

Notice the number of active listings – over a 12 month supply. AND the average list price of these active listings is 40% higher than the average sales price last year!

Sellers, not just in Scottsdale, need to become more realistic about properly pricing their property.  Not many people who list their property today want to wait until until Jan. 2009 to sell.  One of the most difficult things to do is not dwell on the “could of had” prices of yesterday and focus on the market of today. A properly priced property should sell within 30-45 days. Adam Smith said it best in 1776.  It’s not the sellers who set the prices, it’s the market.

The market is always talking. Can you hear it?  Or better yet, do you understand what it is saying?

AAR has some revised forms to release.

Instead of releasing new forms throughout the course of the year AAR releases new form updates once a year in February.  Not too much action in the AAR forms world right now, but you should be looking for the following forms to be released at AAR’s next release date on February 1, 2008:

·        Revised Residential Rental Agreement (major overhaul of the Rental Agreement with a new name)

·        Revised Residential Seller’s Property Disclosure Statement

·        Vacant Land Seller’s Property Disclosure Statement

·        Commercial Seller’s Property Disclosure Statement.

The changes made to the SPDS forms are minimal, and, as follows:

NOTICE TO BUYER:  THE ARIZONA DEPARTMENT OF REAL ESTATE PROVIDES EARTH FISSURE MAPS TO ANY MEMBER OF THE PUBLIC IN PRINTED OR ELECTRONIC FORMAT UPON REQUEST AND ON ITS WEB SITE AT www.azre.gov.

On the Residential SPDS the update is at line 73, on the Vacant Land/Lot SPDS it’s at line 129, and on the Commercial SPDS it’s at line 86.  Please note that only the Rental Agreement and Residential SPDS forms will be printed. The others will be available on ZipForm only. 

If you are using ZipForm Online the new forms will be automatically updated.  For those users with ZipForm Desktop will need to download the updates.
