On June 8th the John Hall & Associates home tour visited Arizona luxury homes in Paradise Valley and Scottsdale. Many thanks to the Eilers Real Estate Team for organizing this monthly event. This month included “gorgeous Camelback pocket listings to sprawling Paradise Valley estates and custom new builds.”
Ever since the Eilers started organizing the home tours they have been making helpful improvements. The tours now have a set time frame. The bus leaves at 9am and returns by noon. They also replaced the standard school-like bus with a limo bus. The limo bus has seating designed similar to a stretched limo; REALTORS® face each other rather than everyone facing forward. This turned out to be a great catalyst for conversations and networking. I also like that a week before the tour they announce the area of focus; last month – McCormick Ranch and Pinnacle Reserve, this month – luxury homes in Scottsdale/Paradise Valley. Amber and Carson of the Eilers Team have recently taken over the duties of running the John Hall Scottsdale/Paradise Valley home tour. The biggest change they’ve made is the bus itself. Have you checked out the limo style van they are now touring in?
When you’re going from home to home, you’re no longer staring at the back of heads. The circle seating allows everyone to communicate better – much more group oriented. Nice move guys.

There’s a nasty rumor going around that listing tours are a waste of time and no one successful attends them. I’m here to tell you that couldn’t be any farther from the truth! My name is Amber Harryman and I have taken over the company Scottsdale & PV listing tour for 2011. My partner Carson and I are both 26 years old and have sold 70+ homes in the past two years in Scottsdale & PV, and we believe the tours work or we wouldn’t be doing them.
We understand it can be very convenient to sit behind a desk, scroll through listing pictures in ARMLS and pick properties for your clients or run comps- but nothing compares to actually seeing a house and interacting with our peers in person!

The Arizona Chapter of MDA supports 2,800 local families that are affected by neuromuscular disease and for this we support them! John Hall & Associates has been hosting a fundraiser for MDA for over 25 years. This year is no different. You are about to read that we raise money by organizing a charity sporting event, but the non-athletic should not be deterred. We have ways to win prizes without lifting an arm – all you need to do is be able to type on the keyboard to participate this year.
Rich Dvorak, from the John Hall & Associates Scottsdale Office shared this quote with us at the Scottsdale Area Association of REALTORS® MLS committee meeting earlier this week. It was a perfect comment, and one he told us he’s been sharing with others around the valley.
It seems that his quote is now becoming the new FlexMLS call to action about the valley. Yes, there were some start up issues. Yes, there are some problems. Yes, we are already crafting a list of enhancements to request.
At the same time, we are all finding new ways to work. FlexMLS is a powerful tool, and has capabilities that many agents are just beginning to discover. Some features we find by trial and error, and others by talking to the help line, attending training, and by networking with our peers.
Mastering the system will take some time, but it is up to us. As Rich says so well, “If you learn it, you will love it”.

Mr. Jim Sexton did some analysis of the 2007 resale market in Maricopa and Pinal Counties according to the ARMLS numbers - pretty interesting. Here is a slide that shows the average sales price for the entire year. Before you look, what’s your guess – Did prices go up or down in 2007?
He also looked at Scottsdale specifically. Here are the number of closings per year. If you compare these to the entire countyyou will notice Scottsdale has consistently tracked the county’s sales – about 10%.

Notice the number of active listings – over a 12 month supply. AND the average list price of these active listings is 40% higher than the average sales price last year!
Sellers, not just in Scottsdale, need to become more realistic about properly pricing their property. Not many people who list their property today want to wait until until Jan. 2009 to sell. One of the most difficult things to do is not dwell on the “could of had” prices of yesterday and focus on the market of today. A properly priced property should sell within 30-45 days. Adam Smith said it best in 1776. It’s not the sellers who set the prices, it’s the market.
The market is always talking. Can you hear it? Or better yet, do you understand what it is saying?
