Adding the ADRE Squeaky Clean Image To Your Site

ADRE ProfileSince this article was published on the AAR blog a couple weeks ago, I’ve been talking to our agents about adding this badge to their web sites. The easiest way I know how to do that is to copy and paste the code into your Source/HTML/Code editor.

Once you’ve copied the code into your source editor, be sure to replace the words YOUR PROFILE URL with the actual link to your profile – leave the quotation marks.  Search for your ADRE profile here.

NAR Conference Wrap Up

Jim Sexton and I got back from the 2010 REALTOR® Conference in New Orleans Monday night.  For me, it was 2 days of expo floor walking, REALTOR® and REALTOR® Association staff networking, shrimp bisque eating, Bourbon Street fun.  Since most of my time was spent walking and talking on the expo floor, I’ll be publishing some articles this week and next about the upcoming tools that will be available to ARMLS Subscribers and REALTORS® in Arizona.

Theme of the expo:  Mobile Technology

We’ve heard the statistics that mobile smart phone usage will soon be the #1 way people access information online.  Judging by the number of booths that mention the word mobile, today’s vendors are pro-active.

These interactive barcodes were everywhere from name badges, to business cards, to Expo booth displays. It makes me want to write more about tips and tricks for using QR Codes.  (Maybe it’s time for a class?)  I don’t even remember seeing one QR code last year so to see how wide-spread they were this year is an impressive statement to their ease of use and buzz-worthy factor.

Come to think of it – I didn’t see any “Text: Info to 12345″ signs.  They’ve been replaced with QR’s.  Maybe it’s the anonymous factor that QR codes provide that consumers prefer?  Anyway, expect more from me about utilizing them in your real estate business.

Social Media

Even with the new QR kid on the block, Social media still held it’s grasp on the buzz.  The REALTOR.com booth was offering to help REALTORS® start facebook business pages in their booth.  In fact, it looks like twitter and facebook are the 2 social sites winning the buzz battle for social media.  Based on this and requests from agents, it’s time for a facebook business page class.  Stay tuned.

Lead Generation

Lead generation is always huge.  The hard part is weeding through what you’ll use, what will work if you use it, and what is useless.  Lead generation tools come in a lot of different forms.  They had direct mailer companies, real estate sign and rider companies, website companies, and also the ‘purchase contact information’ companies.

The number of expo booths with a classroom type layout is on the rise.  Teaching REALTORS® about current marketing and technology trends while plugging products is now a common expo strategy.  I think it’s a great way to provide some value while getting the message out about a product.  The one I sat in was a session by the guys from TechSavvyAgent.com talking about real estate agent reviews (more on that topic in a separate article).

Banks

Second and third place to NAR as far as booth size goes – Wells Fargo and Bank of America.  They had huge displays, not to mention all the other smaller vendors that offered banking, retirement, or mortgage services.

Your Real Estate Listings on Your Facebook Profile with the REALTOR.com App

A REALTOR® with John Hall & Associates recently told me he attended a real estate technology class / sales pitch.  The product they were selling put his real estate listings on his facebook profile.  He declined to purchase, but liked the idea.  I asked if he had looked into the REALTOR.com facebook app that displays listings on REALTORS’® facebook profiles for free. He hadn’t heard of it.  So we checked it out together.

It’s pretty slick.  Super simple to set up, and looks professional. If you’d like to check it out, it’s called See my Listings.  I’m pretty sure more people call it that facebook app that displays your listings on your profile.

This section was added after publishing because I need to address the debate of whether real estate listings in facebook are good or bad.  My answer to this debate is – it depends.

Best of NAR MP3′s: Agent 2.0 Efficient, Informed and Empowered

As I continue my quest through the NAR MP3′s I’m here to report on one I recently found valuable.  It is a panel discussion moderated by Jeff Turner, the panel members? Amy Chorew, Dustin Luther, Daniel Rothamel and Rudy Bachraty.  As Jeff opens the session he comments about the diversity of the panel.  From what I can see it’s made up of 4 Social Media believers, 2 active REALTORS®, 1 Social Media Consultant, 1 Real Estate Coach, 2 Professional Speakers, 1 Social Media Communications Manager and a basketball referee.

The part of the session I found the most valuable, for experienced social media users and the newbies, is when the talk turns to real estate agents’ Social Media Strategy.  If you’re a fan of the fast-forward button, stop at the 20 minute mark.  That’s when Jeff asks Dustin, “Is there a need for a separate social media strategy?” I’ll let the panel members share their answers with you.

Search Engine Optimizing Your WordPress

RE Barcamp San Diego session: WordPress SEO Tips and Tricks

This session was run by three guys that know a lot more about this stuff than I do. Bob Wilson was the one whose name I caught – and the one I got a chance to talk with more at the after barcamp bar.  The guy is definitely knowledgeable about search engine optimization.  Here are my notes from all three of the presenters…

  • Always use pictures in blog posts and make sure to label the pictures appropriately. Instead of uploading an image with filename IMG_8098.jpg and adding it to your post (or page) about Phoenix homes for sale. Rename it to something like Front-of-home-in-Phoenix.jpg. Google gives your file names credit – so you should name them appropriately.
  • When you rename your files, be sure to use hyphens or underscores to separate the words. One of the presenters said hyphens are good if you want google to read the words individually. Underscores are better for phrases.
  • Make sure to change your permalink structure. Permalinks are the URL or unique web address associated with each individual blog post. By default, wordpress sets them to use the post ID which is numerical and provides no value to google. Instead, go into the Settings (from the Admin panel), click Permalinks and choose an option that includes the title of the post. He said there was no real google value to have the date and recommends the custom option which allows you to remove it.
  • Some themes allow you to add a meta-description to each post – if yours does, use it every time. The meta description is what will show up in google 9 times out of 10. Plus it’s another opportunity to use keyword variations associated with the specific post.  You can be more specific and more accurate – search engines (and readers) like specific, accurate descriptions!
  • As for the title of your blog – they do not recommend using an image for the entire header. You can set an image to the background, but they say have your text title overlay on top of the image for maximum SEO benefit.
  • Ready to talk heading tags? Like h1, h2, and h3? One presenter said he tags the first sentence of each post with h2 tags. Then if he has sub-headers within a post he uses h3. Google scans header tags first to see what the page is about. This is documented in Google’s Search Engine Optimization Starter Guide (free PDF) and well worth the read if you are trying to get your website to show up higher in search results.
  • A tangent on design – set a static page as your homepage. So many authors keep their blogs as the homepage because they are proud of the articles they write.  Some may think that’s what their visitors care most about, but if your goal is to create leads, you should have a static page with a crystal clear way to search for homes, get market statistics, and some way for them to figure out what their home is worth. Widget Me was a recommended plug-in.
  • Some themes allow you to choose noindex for archive pages and category pages – this is a good idea to avoid duplicate content penalties. However, if your category pages show excerpts instead of full-posts and you write unique excerpts for each post (not auto-generated or first paragraph copy and pasted) then you can allow google to index those pages because there is no duplicate content. If that makes no sense, set your category pages to noindex.  Regardless of noindex, it’s recommended to add a content block to the top of the each of the category pages explaining more about the … category.

Thesis was the most recommended wordpress theme, Headway followed.

I wish I could talk about all the good stuff we have in the works for our agents, but I have found it better practice to share the technology tools that are here now.  (That way I eat fewer words.)

Technology Symposium at SAAR

Are you in real estate?  Can you be in Scottsdale on Friday?  If the answer is yes to both questions, you should plan on attending SAAR’s Technology Symposium.

Do you know about the REALTOR.com and Internet Broadcasting relationship?


I first learned about this relationship at the REALTOR.com ”Mega-Event” they held here in Phoenix last month.  I guess this is when the curiosity spiked – what is Internet Broadcasting (IB)?  Sounds more like a term than a company, turns out it’s both (thanks google).  I’m not here to talk all about all the things IB is into though, just the things that effect your listings. 

As of 4/7/08 at 12:24pm IB had partnered with 95 local news websites that show all the listings from REALTOR.com.  NINETY-FIVE!! 

That means when someone in Madison, WI goes to their local news site to search listings – all the listings from REALTOR.com show up.  No wonder REALTOR.com is the number one site in the country for home searches, they have put themselves pratically everywhere.  AND, IB is only one of their partnered sites, I haven’t looked into the others. 

To think I was jealous of other real estate companies that “sold” the fact their listings went to over a hundred websites.  I am happy to report, here at John Hall & Associates – ours do too!
